This reached Planning Precision having already been refused on design grounds and for the principle of the proposed development seeking to replace a retail unit in a designated shopping parade with residential development.  Although a revised application could have been submitted at this stage which would have addressed the design issues, it still would have been refused for resulting in the loss of a retail unit.

As such, Planning Precision appealed the decision and demonstrated to the appeal Inspector that the loss of the shop was not detrimental to the vitality and viability of the area.  A new application is currently being considered which addresses the outstanding issue of the design
